Some AC maintenance is yours to do every month; some belongs to a licensed tech. Here's the clear split — and why monthly filter checks matter so much in the Valley.
AC maintenance splits in two: simple tasks you handle (check the filter monthly, keep vents and the outdoor unit clear) and technical work a pro does twice a year (refrigerant, electrical, coil cleaning). Both halves matter when your system runs as much as it does here.
What should I do every month?
In dusty South Texas, the monthly filter check is the habit that protects your whole system:
- Check the air filter monthly. Our dust and long runtime load filters fast. Hold it up to the light — if you can't see through it, replace it. A clogged filter is the top cause of weak cooling and a frozen coil.
- Glance at the outdoor unit. Make sure it isn't collecting grass clippings, leaves, or dust, and that nothing is blocking airflow around it.
- Listen for changes. New buzzing, rattling, or weak airflow is an early warning worth acting on.
What are the seasonal homeowner tasks?
- Keep all vents and returns clear. Don't block supply vents or return grilles with furniture or rugs — restricted airflow makes the system work harder and can freeze the coil.
- Clear space around the condenser. Trim plants back about two feet and gently rinse the outdoor fins each spring (power off first).
- Check the condensate drain before cooling season so summer's moisture drains outside, not onto your floor.

A technician should handle refrigerant pressure checks and leak detection, capacitor and contactor testing, electrical connections, a deep coil cleaning, and verifying your safety devices.
